What changed for Florida condos?

After the 2021 Surfside collapse, Florida passed laws requiring milestone structural inspections and structural integrity reserve studies for many condo buildings three stories and taller. Associations must fund reserves for key components.

How does this affect buyers?

Many older buildings raised monthly dues or passed special assessments to fund repairs and reserves. Two similar units carry very different costs depending on the building's finances.

What should a condo buyer review?

Ask for the milestone inspection report, the reserve study, the current budget, recent meeting minutes, and any pending special assessments. Review them during your contract review period.
